To The Housing Development On Walkmill Road

Early in April 2024, a new planning application has been submitted on Banky Field, Walkmill Road, Market Drayton for the proposed developments of three bungalows which will front Walkmill Road.

This follows the previous applications on the site, most recently for 6 bungalows which was withdrawn.

Should permission be given, this will result in a large chunk of conservation land being developed on, and due to the elevation of the site, it will also eliminate the view of St. Marys Church when approaching from the swimming baths. As local residents are aware on the previous application for the 6 houses, the hedge was moved back in order to try and save this ancient hedge. The new application is to remove all the hedging on Walkmill Road and replace with a brand new hedge.

The access to the new development would be moved further down from the current gate towards the swimming baths and a brand new gate will be installed between the six houses and this current application for the three bungalows.

With the current application, a section of the field has been included as a biodiversity area, but this runs behind the three bungalows and doesn’t include the land immediately between the 6 houses and the current application – could this be a future application for infill?

Furthermore, the field behind Walkmill Road / Kiln Bank Road homes, the land is not protected with inclusion in the biodiversity plan, nor is the area that runs towards Mount Lane.

Residents are concerned that should the application be passed, future applications will be submitted to develop some/all the areas showed on the attached plan.

The site has previously had three planning applications.

Initially for 57 homes which stretched behind the semi detached houses on Walkmill Road (this application was withdrawn) and 10 eco-homes running along the stretch of Walkmill Road in 2010 and this application was refused. A further planning application was submitted for six bungalows in October 2023 which were in the same location as the current application, but continuing adjacent to Love Lane. After mounting objection from residents and the town council, the application was withdrawn on the 20th December 2023.

Unlike the six semi detached homes under construction, the site where the six bungalows are planned are within the conservation area.

The closing date for objections is currently 19th May 2024, although this date can be changed to a later date, depending if Shropshire County Council have ensured that they have followed the correct process, including advertising the development with it being situated in the conservation area.

We can fight this planning application with your help. You can either comment on the application through the Shropshire Council website, or if you’d prefer, write a letter and drop it through the letter box of either The Cottage, 19/21 Walkmill Road or 52 Walkmill Road, Market Drayton.

Its imperative that if you objected to the previous application, you will need to submit a further objection letter for the current proposal as previous objections will not be counted.

On the previous application in 2010, various consultees objected to the planning application and some of those included:
